Job Overview

The Asset Manager is responsible for management and review of a portfolio of tax credit investments and other real estate transactions. Such investments include Historic Tax Credit (HTC), Low Income Housing Tax Credit (LIHTC), and Property Assessed Clean Energy (PACE) financing. The Asset Manager monitors investments during the construction and compliance period by maintaining regular communication with developers, lenders, investors, accountants, architects, and other project consultants. This position is located in St. Louis, Missouri and requires limited travel. The role supports all efforts of the Asset Management department, reporting to the Director of Asset Management.


  • Review and approval of monthly disbursement requests
  • Provide monthly tracking/forecasting of upcoming cash needs and cash flow related to Twain investments
  • Report and analyze variances in the project budget between projections and actual
  • Actively track construction status, lease-up, projected credit delivery amounts, placed in service dates, upcoming capital contributions, and fee income
  • Monitor compliance with HTC, LIHTC, and PACE programmatic requirements
  • Review and approve equity installments for funding in connection with each investment, including capital calls to investors
  • Monitor and collect returns on transactions, including, but not limited to, preferred return, tax equivalency payments, and cash flow from equity investments
  • Communicate frequently with developers, lenders, investors, contractors, architects, and project consultants
  • Prepare and present a quarterly “Portfolio Review” of each investment
  • Establish policies and procedures necessary for accomplishing Asset Management tasks


  • B.S./B.A. degree or higher
  • Preferred tax credit investment industry experience; knowledge of state and federal HTC and LIHTC programs
  • Construction related experience in real estate development, including knowledge of AIA forms, lien waivers, change orders, and construction budgets
  • Proficient in Microsoft Excel
  • Strong interpersonal, written, and verbal communication skills
  • Well-developed analytical and problem-solving skills
  • Motivated, able to multi-task and be driven by a fast-paced environment
  • Adept at working both independently and in a team setting
  • Possess acute attention to detail
